Namita joined DJB in 2023, bringing 9 years of commercial property expertise to the firm.
Namita is a commercial property expert, having advised on a range of matters including commercial landlord and tenant, large-scale regeneration projects and investment purchases. Namita has also acted on a wide range of complex development matters, providing strategic advice to clients on land acquisitions. Additionally, she has led on large refinance and charging and securitisation projects and provided support on large-scale acquisitions and disposals. Namita also has a social housing specialism, most recently leading an in-house property team at a registered provider with circa 30,000 homes.
Namita is known for using clear communication and problem-solving skills to provide clients with pragmatic legal advice and support on a range of commercial issues. The four years she has spent in-house at a housing association has given her the additional perspective of being a client and instructing work and understanding the needs and demands of a housing association.
WORK HIGHLIGHTS

Leading large refinance and charging and securitisation projects, such as the project management of the charging of approximately 3000 properties for a £250m public bond issue. This work includes liaising with lenders’ solicitors and valuers, undertaking due diligence, negotiating the certificates of title and legal mortgages, and rectifying issues to make properties acceptable for lending.

Development site acquisitions and section 106 acquisitions for registered providers.

Corporate Support & Project Management: Management of a real estate team undertaking the property due diligence required for the acquisition of 16 dental practices across England and Wales for one of the largest private dental providers in the UK and managing Scottish lawyers dealing with the portion of properties being acquired in Scotland.

Lease portfolios:

Management of leases for one of the largest dental provides in the UK, across its practices. This included acting on the tenant side in respect of renewal leases, new leases, sub-leases, agreements for lease and a wide range of general landlord and tenant matters.

Acted for landlords of industrial estates, managing their portfolio of properties.

Restaurants:

Negotiating an agreement for lease and lease at Battersea Power Station for a restaurant chain.

Worked on corporate support matters for the acquisition and disposals of restaurants on behalf of a large restaurant Group.

Norwich City Football Club: Acting for the Club on property matters including leading on the strategic acquisition of land surrounding the Carrow Road stadium to enable expansion.

Student accommodation: Acting on landlord and tenant matters in relation to student accommodation, most recently dealing with the portfolio of 600 units of student accommodation owned by a housing association.
