Commercial Property

Lucy brings 12 years’ experience to the firm.   She has a broad range of residential and commercial property experience, having acted for landed estate clients as well as corporate clients and individuals. Having practiced estate work largely in London, Lucy has dealt with a wide range of property types including residential apartments and houses, retail, restaurants, cafes, office and public realm.  Lucy has experience in all areas of real estate including high value commercial and residential sales, acquisitions and lettings, as well as enfranchisement, lease extensions and the right to manage. She also provides advice in relation to redevelopment projects, in particular rights of light.  Lucy is experienced in advising clients on their projects from start to finish, working closely with clients and their professional advisers throughout.

WORK HIGHLIGHTS

  • Reporting and advising on the title structuring for a major redevelopment project in Mayfair.

  • Acting for a major hotel operator (as tenant) on the re-gear of their head office leases.

  • Reviewing the rights of light issues and other development risks for several large redevelopment projects in Central London.

  • Advising on and negotiating the relocation of a key occupier with 1954 Act rights to enable a major redevelopment project to proceed.

  • Acting on the freehold sale of a portfolio of short-term-let houses and apartments in Belgravia.

  • Completing several multi-million-pound residential sales and purchases in Central London, and country houses, for high-net-worth individuals and estate clients.

  • Completing many new commercial leases, lease renewals (both inside and outside of the 1954 Act), as well as surrenders of offices, cafes, restaurants and retail units.

  • Advising in relation to complex title structuring issues, options on headlease expiry and lease re-gears.

  • Completing complex Land Registry applications including voluntary first registrations.
