Michael’s experience includes acting for commercial landlord and tenant clients, charities, syndicates, developers and retailers. He has significant experience of dealing with alienation issues, opposed and unopposed business lease renewals, break notices, dilapidations claims, property-related insolvency issues, service charge, rent, forfeiture and possession claims, contractual disputes, professional negligence and other tort claims.

Dilapidations and reinstatement/alterations claims, including advising landlords and tenants on and attending to breaches of repair and re-instatement including notices to repair (under Jervis v Harris clauses), damages claims, defences under s18 Landlord and Tenant Act 1927.
Possession actions acting for commercial and private landlords against tenants of mixed use and residential premises and squatters and drafting and serving s146 notices, s8 and s21 notices for AST’s.
Rent arrears including dealing with forfeiture and relief applications and s17 notices under the Landlord and Tenant (Covenants) Act 1995.
Tenant insolvency issues including advising landlords and insolvency practitioners on the effect of tenant’s administration and liquidation, CVA’s and disclaimer of lease.
