Beth is an experienced property lawyer who has worked closely with developers, business owners, local authorities and landowners on a range of matters including the acquisition and disposal of land and buildings, option and promotion agreements, strategic land projects and commercial leases. She has particular expertise in helping clients working within the energy, roadside retail, healthcare and education sectors.


Work Highlights


  • Working closely with an estate with extensive land interests in Birmingham. This has included providing strategic advice on issues such as ground rent reform so that their investment strategy is adapted. Beth's advice has included preparing sites for development by advising on the management of existing occupational interests and assisting with the preparation of heads of terms for plot disposals. Subsequent advice includes the drafting and negotiation of conditional agreements for sale. A recent example includes advising the estate on the negotiation of a conditional agreement for lease with a national broadcaster. The advice required the negotiation of funding arrangements to build public realm, infrastructure agreements and step-in rights.


  • Advising a residential developer on the acquisition of multiple plots from several family members for a 148 Build to Rent apartment scheme. Beth subsequently advised on the section 278 and section 106A agreements and the funding facility to enable building works to commence.


  • Drafting and negotiating option and lease arrangements for battery storage projects. Beth has also dealt with the subsequent sale of these projects to developers and investors.


  • Dealing with the purchase of a brownfield site from Birmingham City Council for redevelopment for a seven unit industrial scheme. This included negotiating the pre-let agreements and a funding agreement with West Midlands Combined Authority.


  • Working on Birmingham-based regeneration schemes, including Birmingham Eastside, Typhoo Wharf, Arena Central and Shirley town centre.


  • Advising developers and doctors on new medical centres. Where Beth has advised the developer, her advice has included the negotiation of pre-let agreements with occupiers such as pharmacies and libraries, and the subsequent sale of the new centre to investors.
